Which room to book at Four Seasons Hotel Ritz Lisbon

The Deluxe Park-View Room. It is the cheapest way onto the park side of the building: 49 square metres, a private terrace over Eduardo VII Park and room for a third guest, for 80 euros a night more than the street-facing Superior in mid-February 2027. Everything below it looks at the courtyard entrance and the street; everything above it adds height, the river, the Old Town or a sitting room.

Prices are a guide from our last check, not live rates.

Why this one

Three of the six room categories are the same 42 square metres, and the two cheapest, the Superior and the Deluxe, face the courtyard entrance and the street. The Deluxe Park-View is where the building turns round: 49 square metres, a private terrace in every room, a view over Eduardo VII Park and the hotel gardens, and room for a third guest on a rollaway, which the 42 square metre rooms do not allow. For 9 to 11 February 2027, room only on the flexible rate, it was 1,165 euros a night against 1,085 for the Superior and 1,145 for the Deluxe; for 20 to 22 April the same three were 1,290, 1,210 and 1,270. From the entry room, 80 euros a night is what it costs to change what you look at; from the Deluxe, it is 20.

Above it, the ladder is about height and the Old Town rather than space. The one sideways step is the Premier Riverside-View, back down to 42 square metres but renovated, looking past the street to the 25 de Abril Bridge and the river, at 1,245 euros. The Grand Premier Park-View is the same 49 square metres as the pick with the Old Town added to its view, for about 150 euros more; the Four Seasons Panoramic View Room is 49 square metres again, on the highest floors with an expansive terrace and the castle, for 755 euros more. The trade-off with the pick is height: the Deluxe Park-View rooms are on the first to fourth floors, so you look into the park more than across the city. The suites begin at 73 square metres and 2,308 euros a night, and the first with a separate living room, the One-Bedroom Suite, was 2,708.

Ask for
Ask for the fourth floor, the highest the Deluxe Park-View category occupies, and for a room that has been through the renovation, and say when you book that the park view is why you chose it. If you are three, ask for the rollaway to be confirmed with the room. If you want breakfast, book it with the room rather than paying on the day: on the February dates the Bed and Breakfast rate added 86 euros a night for two, against 62 euros a head at the buffet.
Avoid
Skip the Superior and the Deluxe Room if the park is the point: both list the courtyard entrance and the street as their view, and the Deluxe Room's own page mentions park views that its view list does not. Families should avoid all three 42 square metre categories, which take two adults and a baby only. And do not pay 755 euros a night more for the Panoramic View Room expecting a bigger room: it is the same 49 square metres, higher up.

Suites against rooms

The suite worth knowing is the One-Bedroom Suite: 88.5 square metres with a bedroom over Eduardo VII Park, a separate living room and a terrace, at 2,708 euros a night on the February dates. It is the smallest way to put a wall between the adults and a child. The Studio Suite below it is bigger than any room but faces the street side and has an alcove, not a second room.

The four specialty suites, 175 to 247 square metres on the third to tenth floors, include breakfast, the minibar and transfers to and from the airport, and for the Almada Negreiros, Pedro Leitão and Royal suites the hotel's terms take one night's rate as a non-refundable prepayment and charge the whole stay if you cancel within seven days of arrival.

When only the full grand-hotel experience will do, this is the choice. Pay for the park view.
