Which room to book at The Ned

The Heritage Room. It is the same 35 to 45 square metres as a Large, but it sits on the Grade I listed fifth floor with Lutyens's French-polished walnut panelling and marble fireplaces in the room, and for 9 to 11 February 2027 it cost 30 pounds a night more. Everything below it is a well-made reproduction of the 1920s; the Heritage floor is the 1920s.

Why this one

Below the fifth floor the ladder is almost entirely about floor area. Cosy is 20 to 30 square metres with a queen bed, Medium 25 to 35 with a king, Large 35 to 45 with a super king and a lounge corner, and the hotel's own pages describe each as a careful 1920s reconstruction: heritage walnut beds, glass palm chandeliers, marble mosaic bathrooms, full-size Cowshed. None of them puts you in the listed part of the building. The Heritage Room is the same 35 to 45 square metres as a Large, but it is on the Grade I listed fifth floor, where the hotel says the French-polished walnut wall panelling and the marble fireplaces are original Lutyens. For 9 to 11 February 2027 the prepaid room-only rate was 715 pounds a night for a Large and 745 for a Heritage: 30 pounds for the difference between a reproduction and the thing itself. For 20 to 22 April 2027 the gap was the same, 738 against 768.

Above the Heritage the steps get steeper and buy other things. Grand Heritage at 845 pounds adds a living area and a canopy bed but the hotel says only many of them have the panelling, so a Heritage is the surer bet for the period room. From 895 upwards you are paying for square metres and bathtubs, and the two rooms that stand out are the Stairwell Studio, 50 to 60 square metres for 895 with a pull-out for two children, and the Heritage Suite, which for 1,195 is the fifth floor with a separate lounge and a free-standing bath. The Terrace Suite at 1,495 is the only room whose outdoor space the hotel sizes, 35 square metres, since the roof is not yours; the Duplex at 1,795 adds a terrace the hotel calls small.

Ask for
Check whether your rate includes Ned's Club Gym and Spa, since access depends on the rate, and take the prepaid rate if your dates are fixed, because it was 55 pounds a night under the flexible rate in February and 57 in April, in every category in both months. Say at booking that you want the panelling and the fireplace, since the terms say a category is guaranteed and a specific room is not, and ask for a room away from the banking hall side if you sleep lightly. If you want a bath as well as the panelling, the Heritage Suite is the fifth floor's only category with one.
Avoid
Do not book a Heritage Room expecting a bath: the hotel describes an all-in-one bathroom with a walk-in rainforest shower and nothing else. Do not book the Studio Suite over the Stairwell Studio for space, because the Stairwell is larger and 100 pounds a night cheaper in February. And do not choose any category for the view; no room page below the suites describes one, and the hotel sells by size for a reason.

Suites against rooms

Two suites earn their step. The Heritage Suite, 50 square metres at 1,195 pounds in February, is the only fifth-floor category with a free-standing bath, and it keeps the panelling, an original fireplace and the dome windows. The Duplex Suite, 85 square metres at 1,795, is the one with a view worth naming: the hotel says its small terrace looks over Princes Street and the Bank of England, with a bar and dining area for six below and the bed on the mezzanine. The Lutyens Suite at 2,745 is the seventh-floor flagship with two bedrooms, but at that money the Two Bed Family Suite does the same job for 600 pounds less.

Our verdict

Book it for the building and for the fact that seven kitchens sit between your bed and the street. Check that your rate includes the pool and the gym, and treat the rooftop as somebody else's club.
