Why this one

The Deluxe rooms have the sea and not much else. The three at La Mer are 28 square metres with a balcony at beach level; 114 and 116 in the Manor House are 30 square metres with no terrace; 124 and 126 sit on the garden level of Le Cap. Our advice on the overview is a sea-facing room with a private terrace or garden, and in the Les Jardins pavilion every suite has one. Suites 810 and 820 are the largest of the six at 60 square metres, with a 20 square metre bedroom, a 40 square metre lounge, two bathrooms and a 15 square metre terrace facing south, and the hotel's own page is the one that uses the words 180-degree views over the gardens and the Mediterranean. They are also a floor above the ground-floor family pair, 710 and 720, and seven square metres larger than 910 and 920 at the top.

The ladder above the pavilion stops being about size per euro. The Le Parc suites, 510 and 520, are 55 square metres each, between the pavilion's 53 and 60, but built into the sea wall with balconies over the waves, and 520 is the duplex with the shower on the deck; that is the honeymoon option rather than the sensible one. The Manor House suites run from the 60 to 75 square metre Ambassadors to 445 square metres in Presidential 110, with terraces from 45 to 500 square metres, and the tourist-office listing puts the Prestige suite at 9,500 to 10,500 euros for 2026. Check what each step costs on your dates; the shape of the ladder is clear.

Ask for
Ask for 810 or 820 by number, and say the terrace and the view are the reason for the stay. If they are gone, take 910 or 920 on the floor above, which trade seven square metres for the top of the pavilion, before you take a Manor House Deluxe. For the romantic version, ask for Le Parc 520 and check that the duplex stairs suit you.
Avoid
The two sea-view Deluxe rooms 114 and 116 if you want to sit outside, because they have no terrace, and the La Mer Deluxe rooms if 28 square metres and a shower are too little for a stay at this price. Suites 710 and 720 are the ground floor of the pavilion and connect through a private hallway, which is right for a family and wrong for a couple who came for the view.

Suites against rooms

Two Manor House suites deserve a line. Executive Suite 210 is 206 square metres on the second floor, a 148 square metre loft with a bed on a glass mezzanine and a 200 square metre terrace, the most original layout in the house. Suite 310 above it is 259 square metres with 500 square metres of terrace facing both east and west, which is the one to take if the terrace matters more than the interior. Presidential 110 and 120, at 445 and 396 square metres with four bedrooms and five bathrooms each, go some way to explaining why the hotel calls itself 20 rooms and suites while its pages carry 31 room numbers.

Our verdict

The most private address between Monaco and Nice. If you want a hideaway more than a hotel, book it.
