Which room to book at Palazzo Manfredi
The Master Room. It is no bigger than the entry Prestige, but it is the only one of the three room categories with the Colosseum and the Ludus Magnus in the window and a shower that faces them. Everything below the Master looks at a courtyard or a park; everything above it is a suite.

Why this one
The three rooms in the palazzo are close in size and far apart in what they look at. The entry Prestige is 25 square metres facing the inner courtyard, and it comes with a bath; the Executive is 27 facing the Colle Oppio park behind the hotel. The Master is 25 square metres again, so you gain nothing in space, but it is the only one of the three sold with the Colosseum and the Ludus Magnus in the window and a shower that looks at them, on the second and third floors. For 9 to 11 February 2027, the step from Prestige to Master was 493 euros to 722 a night, non-refundable with breakfast, which is a lot for two square metres less and a different window, until you remember that the window is the hotel.
Above the Master the ladder stops being about the view and starts being about inclusions and floor area. The hotel lists a one-way airport transfer and a 50 euro food and drink credit per stay for every suite; check what your rate includes. Over a short stay, from the Lateran Gallery Suite at 757 euros, the gap to the Master is smaller than those are worth if you would use them. The ladder is also uneven on purpose: the 90 square metre Lateran Gallery sits below the 60 square metre Ludus Magnus and Colosseo suites because the amphitheatre is one end of the view from its top-floor balcony rather than in front of the window, and at this address the window is what you pay for.
- Ask for
- Ask for the third floor rather than the second, the higher of the two the category occupies, and say when you book that the view is the reason for the stay. If you want to eat outside on the terrace, check whether your dates fall in the months when Aroma is enclosed.
- Avoid
- Skip the Prestige and the Executive if the Colosseum is the point, because neither faces it: the Prestige looks into the inner courtyard and the Executive up at the Colle Oppio park. Two of the room types on sale are apartments on Via Marco Aurelio, 400 metres from the main building and without the rooftop breakfast, so check the address before you pay.
Suites against rooms
Two suites are worth singling out. The Lateran Gallery Suite, 90 square metres on two levels on the top floor with two terraces, was 757 euros against the Master's 722 on the same February dates: 35 euros a night for three and a half times the floor area and the suite inclusions, where your rate carries them. The hotel's page gives its balcony a view from St John Lateran to the Colosseum, so the amphitheatre is one end of a wider outlook rather than face-on in the window, as it is from the Master. If the view matters less to you than a terrace of your own, it is the best-value suite in the building.
The other is the one the hotel is photographed with. A bath facing the amphitheatre exists in exactly one category, the 120 square metre Grand View Suite Colosseo in the residence next door, at 2,289 euros on the same February dates. The Colosseo Suite a category down has a jacuzzi and a Colosseum window, but the hotel's own room page attaches no view to the jacuzzi. If the bath is the point, it is the Grand View or nothing.

Our verdict
Book it for one thing: the amphitheatre about 190 metres west, framed from a bedroom window, a shower and a rooftop table, in a house of 24 rooms and suites that does breakfast up there for everyone. Pay for a Master Room or a suite, or the view is not yours.
