Palácio Príncipe Real

Palácio Príncipe Real is what happens when a couple restores an 1877 townhouse in one of Lisbon's best neighbourhoods and runs it as if guests were staying at their own house. It went up for a co-founder of the Diário de Notícias, then passed to the Teixeira da Mota family, who held it for more than a century and moved out in 1980. Gail and Miles Curley, a British couple, bought it in 2015 and refused to take out original walls or fittings, which is why the Moorish woodwork and old Portuguese tiles are still there. It opened in 2020.

Just over twenty rooms, a walled garden with a small heated pool, and a restaurant that becomes the social heart of the place by evening. No two rooms are alike, and the split that matters is between the quiet garden side and the street, while the full nineteenth-century ceiling height comes room by room. The ground floor reads as a private house that takes bookings, with drawing rooms instead of a lobby and breakfast on the terrace or beside the pool if you want it there. The pattern in guest feedback is that people leave talking about staff by name, which almost never happens at bigger hotels.

The restaurant is EVOO @ Palácio, named for the extra virgin olive oil the owners press on their own farm in Spain. The kitchen runs all day to 10.30pm on a short seasonal menu, mostly plant-based. The garden is the other reason to stay in: lawn, bougainvillea, a jacaranda big enough to sit under. The pool at the end of it is salt water warmed by rooftop solar panels, generous in sun and cooler when the sky closes in. Wellness is Paz @ Palácio, two treatment rooms for massages, facials and aromatherapy, with free yoga on Thursday, Friday and Saturday mornings.

Rates now sit firmly in the upper band for a hotel this small, and the spa is two treatment rooms. The pool is small and for residents only, but in summer you share the garden around it with people who have come for lunch. Garden-side rooms are calmer, but the high ceilings belong to particular rooms and no room is guaranteed. The hotel does not have views of the river and does not try to, and it sells calm, ceiling height and personal attention instead. Guests need to be 16 or over. Book it for a special occasion where you would rather be looked after than impressed, or for a second Lisbon trip when you already know the sights and want to live in a neighbourhood. If you need a rooftop, a gym or the buzz of a bigger lobby, look at Bairro Alto Hotel or Memmo instead.
