Why this one

The seven room categories split cleanly by window. The four cheapest, from the 18 square metre Superior Queen to the 25 square metre Deluxe Prestige, are all sold as city or courtyard view, which at this address means Square Beaumarchais or an inner courtyard. The sea starts with the 31 square metre Exclusive, sold with harbour and sea view, and the 30 square metre Exclusive Prestige in Beaumarchais. The Exclusive Room with terrace is the step we would pay for: 37 square metres, a terrace over the harbour, and only in the Midi wing, which is the wing guests tend to ask for. The hotel's own pages quote undated from-prices per category: the Superior Queen from 492 euros a night, the plain Exclusive from 636, the terrace Exclusive from 986. The terrace, on those numbers, is about 350 euros a night over the same view through a window.

It is also 26 euros over the 40 square metre sea-view Junior Suite, which the same pages quote from 960, and that is the honest choice on this ladder: three more square metres indoors and a lounge area, or a terrace you can eat breakfast on. We take the terrace, because indoor space is not what this hotel is short of and outdoor space over the harbour is. If you want both, the 48 square metre Junior Suite with terrace, also Midi only, has the lounge area and a terrace over the harbour; compare its rate with the pick's. Above the rooms the ladder is shaped by two things, the wing and the terrace. The 85 square metre Suite with terrace and the 90 square metre Junior Suite with jacuzzi are Midi only, like our pick, and are the suite versions of the same idea. The Diamond Suites, from 121 to 330 square metres, are the collection Pierre-Yves Rochon reworked for 2026, half of them in the Princes wing. One warning holds all the way up: the 240 square metre Pagnol is listed as courtyard view, so even at that price the view is not automatic.

Ask for
Ask for the Midi wing by name and confirm it on the booking, because the categories that exist in several wings, the Exclusive Room among them, are allocated on the day, and some guests report advance requests not being honoured. Ask for a high floor. If you are booking a Superior King or a Deluxe, ask in writing whether the room has been through the 2025 or 2026 renovation phase rather than accepting an older one.
Avoid
Skip the Superior Queen unless you are alone or short: 18 square metres and a 160 centimetre bed with no twin option is a lot to pay for at a Monaco palace rate. Skip any city or courtyard category if the harbour is the reason for the trip, and read the view line on the Pagnol before assuming a Diamond Suite comes with the sea.

Suites against rooms

Two suites earn a mention. The Suite with terrace, 85 square metres including a 20 square metre terrace in the Midi wing, is the room our pick grows into, with a separate sitting room and the same harbour. And the Junior Suite with jacuzzi, 90 square metres including a 40 square metre terrace with the tub outdoors, is the most private of the mid-sized sea-view suites. The Diamond Suite Duplex, 224 square metres with a 101 square metre roof terrace, is the one SBM transformed first; the Presidential and Princely connect to give a four-bedroom run for a family that wants the whole Princes corner.
