The catch at L'Avenida Hotel

Five things stand between the photographs and the stay. None of them is hidden, and none of them is a reason to skip a twelve-room house in the middle of Sóller, but each one shapes the trip, from the month you can come to the way you get up to bed.

On our shortlists

  1. It closes for four months, and from May to September it asks for three nights

The hotel is closed every night from 1 November to the end of February, and it reopens on 1 March for a season that runs to the end of October. There is no winter break here, no Christmas and no New Year. Inside the season the rules change with the months. From May to September every stay has a three-night minimum, so a summer weekend of two nights cannot be booked at all; April asks for two nights, and March and October for one or two. The prices follow the same line: the lowest nightly rate in May is about two thirds higher than in March, and October falls back to March levels.

What to do. Come in April or October if you can: the rates are lower and the minimum stay is shorter. For a stay between May and September, plan on three nights or more from the start.

  2. There is no lift, and the Duplex puts the bed up a second flight

The house has two floors above the ground floor and no lift, and guests who stay upstairs mention the stairs. Every room above the garden is reached by the marble staircase, which was rebuilt when the house was restored. Both Luxury Suites and both Superior Doubles are on the first and second floors, and the Double Room Standard is on the second. The Double Room Duplex adds a flight of its own: the lounge and the bathroom are on the lower level and the bed is up a staircase, so a trip to the bathroom in the night means stairs. Breakfast and the pool are down in the garden, so from any room upstairs it is a climb back after every meal and every swim.

What to do. If stairs are a problem, book a Double Room Garden: the pair are on the ground floor with a table and chairs outside the door and the garden and pool beside them. Ask for help with bags when you arrive.

  3. There is no dinner, and Sunday and Monday nights in Sóller are short of tables

The bistro serves lunch only, from noon to 3pm by the pool or in the bar, with pa amb oli on the menu at any hour; there is no evening kitchen. That is the design, and the square is four minutes away, but it means every dinner is somebody else's table, and several of the best tables nearby keep short weeks. Ca'n Boqueta and Cas Carreter serve no dinner on Sunday and close on Monday. Alemany closes on Sunday and Monday. Ca'n Pintxo closes on Saturday. Of the places this guide sends you to on foot, only Ca'n Pintxo and Café Sóller serve dinner on a Sunday or a Monday.

What to do. Take up the hotel's offer to book your restaurants before you travel, and start with the Sunday and Monday nights. If you land on one of them, book Ca'n Pintxo before the flight.

  4. There is no parking, and Sóller's spaces fill in summer

The hotel has no car park of its own. The town's public car parks are paid by the hour up to a daily cap, some spaces are kept for residents, and in summer they fill; guests who arrive by car report that a space is hard to find. A car earns its keep on the mountain roads and for the beaches beyond the port, but it is not needed to arrive. The airport is about 34 minutes away by taxi, and the hotel arranges a Sóller taxi for the run. The wooden train from Palma takes about an hour, at 23 euros one way.

What to do. Arrive without a car and let the hotel book the taxi from the airport. If you want the mountains for a day or two, the hotel can reserve a hire car for those days, and you can keep the rest of the week on foot and on the tram.

  5. The pool is small and the beach is a tram ride away

The pool in the courtyard garden is 38 square metres, a place to cool off between walks rather than to swim lengths. The nearest beach, Platja d'en Repic in Port de Sóller, is about eight minutes by car or half an hour on the wooden tram, at 10 euros each way. Little of this matters on a walking holiday, and all of it matters if you came to lie by water.

What to do. Plan beach days around the tram: it leaves from in front of the station, five minutes on foot, from 8am, and the last one back from the port is at 9.05pm.

Who should skip it

Anyone who cannot manage stairs and cannot get a Garden room; families, because the hotel is adults-only; anyone who wants dinner where they sleep; and anyone after a beach holiday or a winter break. Also anyone driving in July or August who expects to park at the door.

Who should book it anyway

Anyone who wants Sóller itself: a quiet street four minutes from the square, a garden pool to come back to, the tram to the sea and the Tramuntana at the end of the road, with staff who will help book your tables before you travel. Book a Luxury Suite, come between March and October, and everything above is the price of living in the town rather than next to it.

Our verdict

L'Avenida earns its place by putting you inside Sóller: a small, adults-only house with a pool, people who know where to book dinner, and the tram and the mountains within walking distance. Pay for a Luxury Suite, come between March and October, and pack for the stairs.
