Palazzo Capponi stands on Via di Ripetta, the western prong of the three streets that fan south out of Piazza del Popolo. The core of the building is 16th century; two wings were added in the 1950s by INAIL, the state workplace-injury institute, which occupied the palazzo from 1951 and remodelled most of what was left of the interiors. Alfredo Romeo bought it in 2012 with INAIL still in residence and brought in Zaha Hadid Architects in 2015. The whole thing is listed, 1950s extensions included, and the Soprintendenza would not allow the walls to be cut for services. The answer was a second skin: a lining of curved surfaces set a few centimetres off the original fabric, the cavity carrying the pipes and cables. Forty-nine firms and 230 separate building consents later, it opened in January 2025.
There are 74 rooms and suites in thirteen categories, and almost no two are laid out alike, because the palazzo's footprint would not allow it. Deluxe rooms run 30 to 41 sqm on the first four floors, facing either the inner courtyard or the street; Premier rooms 43 to 50; Junior Suites 49 to 53 with a steam shower. Five suites on the piano nobile keep restored painted ceilings, 17th century per the architects and per a palazzo the Capponi only bought in 1615, not the Renaissance the hotel's own pages advertise, and two of those have mezzanines reached by Krion staircases. The old courtyard is now the lobby, roofed in glass that retracts, floored in lava stone and ebony, with brass-scaled vaults overhead and a red piano beside a marble head of Livia Drusilla dug out of the ground here.
Il Ristorante Alain Ducasse Roma is the chef's first in Rome, kitchen open to the room under a low Macassar ebony ceiling, run by Iacopo Iualè; the summer tasting menus were 305 euros for seven courses and 280 for five, and it opens Tuesday to Saturday, dinner only. It is also the one room here that takes outside bookings, through OpenTable. Il Cortile is the all-day alternative in the garden, where carbonara is 39 euros and a club sandwich 37, and La Terrazza on the top floor pours Krug over Piazza del Popolo, Thursday to Sunday, six until midnight. The roof opens to the public only for an aperitivo from five to eight on Thursdays and Sundays; otherwise the garden and the roof are for hotel guests only, as are the Sisley Paris spa and the pool. That pool is the piece people come back on: it starts indoors, runs out into the garden and ends on a transparent floor about four metres above an excavated Roman workshop.
Book it if the building is the reason you are going and a quiet hotel suits you. That is the split in the reviews: the design, the Ducasse breakfast and the staff draw very high marks, while a smaller group finds the place cold and oddly empty for a Rome five-star. Reviews split between top marks and bottom marks with nothing in between, and several of the worst are from people turned away at the door rather than from guests. The rate is the other reservation. February started at 1,440 euros a night and mid-May at 1,710, before a city tax of 10 euros per person per night. There is no parking, and checkout is 11am, which is early for the money.
